What PSP Investments Needed:

The Public Sector Pension Board of Canada sought to explore the timberland investment market to become more knowledgeable about it and possibly to identify potential investment opportunities, specifically in the Eastern United States.

Our Role:

Develop a prospective investment thesis and generate analytical assumptions and a financial model calibrated to PSP’s objectives; inform and educate the investment staff about the asset class; recommend an execution strategy; and, if possible, source and present prospective transactions and then support transaction negotiations.

What We Did:

  • Exclusively sourced and evaluated large-scale acquisition opportunities consistent with the client’s risk and return expectations
  • Educated internal investment team on the totality of potential revenue sources
  • Performed property-level due diligence
  • Advised client on optimal forest and investment management planning
  • Negotiated transaction terms on behalf of client

Results:

Client’s internal investment team acquired critical knowledge about the timberland asset class and a perspective on how to navigate within the market.
